<p><strong>COLUMBIA, S.C.</strong>&ndash; Gov. Mark Sanford, the South Carolina Department of Commerce and the Greenville Area Development Corporation today announced that KEMET will expand its facility in Greenville County to support manufacturing of capacitors for electric drive vehicles and alternative energy markets. The investment is expected to generate 113 new jobs within the next three years.</p>
<p>&ldquo;We are pleased to expand our operations in South Carolina. This investment will allow us to meet growing demand from our customers in the U.S., especially in the electric drive vehicle industry. Our Simpsonville facility has been an important part of our production capabilities over the years and South Carolina has always provided KEMET with an excellent business environment and a highly-skilled workforce. We appreciate the support we have received from state and local officials, and South Carolina&rsquo;s congressional delegation who helped make this expansion a reality,&rdquo; said Per-Olof Loof, chief executive officer and director, KEMET.</p>
<p>KEMET will expand its facility in Simpsonville to manufacture a new line of capacitors, which are an important component in electric drive vehicles and will be marketed to the alternative energy industry. KEMET recently received a grant from the U.S. Department of Energy to add additional capacitor lines to its South Carolina plant in order to produce enough capacitors to make 100,000 electric drive vehicles. The company anticipates that the expansion will be completed and the new production capacity online within nine months.</p>
<p>&ldquo;This new production line in Greenville County represents another dividend from our continued efforts to improve business soil conditions in South Carolina. <p>KEMET is currently producing the capacitor lines in Europe. However, having the lines produced in South Carolina will allow the company to easily reach their domestic customers. The expansion will also increase the available capacity in the U.S. for capacitors and therein reduce the supply chain risk electric drive vehicle manufacturers face by having to depend on non-U.S. suppliers for this key subcomponent.</p>

<p>Sanford spoke by telephone en route to Charleston from the state capitol.</p>
<p>Late Wednesday, Boeing said it had chosen South Carolina over Washington state for added 787 production. The new facility, to supplement final assembly in Washington state, is expected to be up and running by July of 2011.</p>
<p>To woo Boeing, South Carolina legislators offered substantial financial incentives. Boeing gets those benefits if it brings in at least 3,800 new jobs&nbsp;and invests $750 million in the next few years.</p>
<p>"This is the largest single job creation in South Carolina history," Sanford said. "It will give us an immediate shot in the arm at a time when it's needed."</p>
<p>As with other states, South Carolina is battling unemployment, now at about 10%. But, Sanford said, that comes on top of strong job growth in the past few years, as 85,000 new workers have come into the state. He hopes that Boeing will hire as many local workers as possible, although the number of local hires hasn't been discussed.</p>
<p>Over the long term, Sanford expects Boeing suppliers and other businesses to come to South Carolina, "repeating what we saw with BMW." The German auto maker has had a U.S. production plant in Spartanburg, South Carolina, for 15 years, and currently is expanding that facility.</p>
<p>Boeing recently bought out a supplier's factory in North Charleston, and plans to expand there to add production capacity for the 787. But Sanford said he and South Carolina officials have been talking to Boeing since 2003, when the aircraft maker turned down his state's offer to start initial 787 assembly work in Everett, Washington.</p>
<p>In its home state of Washington, Boeing's Commercial Airplanes unit employs about 73,000 workers, and accounts for many more jobs there.</p>
<p>In the Seattle area, where most workers are located, business costs are relatively high, partly due to the presence of unions. Sanford said the recent decision by Boeing's North Charleston workers to reject union representation made a difference to Boeing, which has suffered a series of employee strikes in recent years. "They proved to Boeing that this is a right-to-work state," Sanford said.</p>

<p class="textBodyBlack">"There has been general agreement by a significant number of senators, Democrats and Republicans, to get this done," Senate Majority Leader Harry Reid, a Democrat, said on the Senate floor.</p>
<p class="textBodyBlack">The chamber's top Republican, Senator Mitch McConnell, also said most senators support the measure. "I certainly share his view," McConnell said.</p>
<p class="textBodyBlack">The tax credit for first-time home buyers, which has helped lift the housing market out of its worst slump since the Great Depression, is set to expire on Nov. 30 and senators have been negotiating over how best to extend it.</p>

So, my suggestion is to shut your crawl space vents in the winter but do not forget to open them in the Spring. It is all part of a well maintained home. As we head into colder weather, save your self some money and have a warm cozy home in the winter! But, remember to open them in the Spring! Thomas, Special Agent in Charge of the FBI in South Carolina, advises homeowners and/or prospective renters in South Carolina to be cautious of a new scheme being perpetrated by Nigerians utilizing "Craigslist". </span></span></p>
<p><span style="font-size: 10pt; color: black;"><span style="font-family: Times New Roman;">Homeowners list their homes for sale with realtors, who will list the homes for sale in the Multiple Listing Service (MLS) and also with public search sites on the Internet. Public search sites allow individuals to query homes for sale via the Internet. Nigerian scammers are finding homes listed for sale on these public search sites, copy the pictures and listings verbatim, and then post the information onto www.craigslist.com under available housing rentals, without the consent or knowledge of Craigslist, who have been notified. </span></span></p>
<p><span style="font-size: 10pt; color: black;"><span style="font-family: Times New Roman;">After the posting is listed, unsuspecting individuals contact the poster, who is Nigerian, for more information on the "rental". The Nigerian scammer will state that they had to leave the country very quickly to do missionary or contract work in Africa and were unable to rent their house before leaving, therefore they have to take care of this remotely. The "homeowner" sends the prospective renter an application and tells them to send them first and last month's rent to the Nigerian scammer via Western Union. The prospective renter is further told if they "qualify", they will send them the keys for their house. Once the money is wired to the scammer, they show up at the house, see the home is actually for sale, are unable to access the property and their money is gone. </span></span></p>

Some clients are concerned that home prices may fall further than they have already.  They are assuming that the best course of action is to wait for the bottom in the market and then buy.  The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!</p>
<p>Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability.  Even though interest rates have gone up in the last six months, they are still near historic lows.  Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!</p>
<p>While a home is a major investment, it is also the center of your personal life.  It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone."  To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.</p>
